No, your neighbors have paid the asking prices. We cannot undercut valued customers on prices they have already paid. You wouldn’t want this done to you either. If you are paying your own cost for everything, we will definitely look at that.
Usually we can work with you. You will need to pay for the cost to uninstall and the cost to reinstall. If the home already has the cabinets and flooring, you may have to pay a per diem for each day it takes to complete the work if the change delays construction.

Usually no. Although the homes are unique, they are not custom built homes. You are welcome to ask for changes and Georgia will get a price for you. All changes must be paid for us front and cannot be included in the sales price. All cost for changes are non-refundable.

No, if you have already been pre-qualified and are happy with your lender, we are happy to work with whomever you are comfortable with.
Yes. UNLESS you are paying ALL of your own cost to close and the builder is not giving any incentives, including your Realtor compensation.

No, Georgia Evans is paying your Realtor from her listing agreement with the Builder. This is an incentive for your benefit. Georgia can easily write your agreement, but we also understand people like their own people.
With Full Price and Terms, Georgia Evans is being paid 5% Compensation. Georgia Evans is paying your Realtor 3% and Georgia Evans is being paid 2%.
Georgia Evans will be sending TAR form RF 702 Compensation to the buyer's Realtor.
No, this will not change the price of your home. Whether you have a Realtor or not, you must still be taken care of. Georgia will have to pay someone to provide this service for you. You don't know what you don't know. We must make sure you have your own advocate in this process.
Your contact person is the person who is being paid to take care of you; your Real Estate Agent. ALL communication MUST BE IN WRITING from your agent to the Seller's agent; Georgia Evan's. Georgia will communicate in writing with the builder or the builder representatives. We want to ensure you are happy and taken care of. No oral or verbal promises of any kind will ever be made. You will not meet with the builder. Money is being paid for you to be represented and taken care of.

If you wish to substitute any appliances, (that are not currently installed) you will need to purchase your own appliances after closing and the builder will issue a credit a closing. Georgia will obtain a price. Your purchased appliances can not be delivered before closing. The builder's insurance does not cover your personal property. People come and go in all of the homes, we cannot be responsible for your personal property. If appliances are currently installed in the home, the builder cannot issue a credit for these.
Most all homes shown on the MLS have previous photos showing the finishes installed. The homes will look exactly like what you see in the MLS. Colors will vary.
We have no way of giving blanket information on a website. Your payment will depend on your loan type, your credit score, your homeowner's insurance quote, and how much money you are putting down. Your lender will usually run several scenarios and let you know.
We will address all repairs within 12 months from the date of your closing. You will fill out an online form. This form goes to Georgia Evans (She is not your builder. She is just the messenger.) She will send a copy of your repair request to the superintendent and a copy to the builder. The superintendent will get in touch with you to address your item(s). ALL repairs are handled in writing.
Depending on your sales price, all homes in this community should be between $2,200 and $2,500 per year. PLEASE verify with the title company.

Sorry no, these are copyright material from the architect. We can be fined for giving out blueprints. Each set of prints cost approx. $2,500.00. Click the link for each home and you will be able to see the footprint of the plan. It will be on the website, or in the MLS Realtor system.
Typically from beginning to end it will take approx. 4 - 6 months. This will depend on the weather, supplies and sub contractor availability.
If a floor plan is currently built, until this plan is sold, the builder cannot start another lot with the same plan. There could also be a proposed construction fee.
No. Georgia represents the seller. If you are an agent, you are being compensated to work with your buyer. If you are a buyer, Georgia will assign an agent to you from her office to help you.
The SELLER provides a soil treatment letter in New Construction. This is a REQUIREMENT from the lenders. Buyer does not have to pay for a termite letter.
We recommend AFTER the appraisal has been complete. We do this in reverse in new construction to protect the BUYER. If we wait on the home to be complete before we order the appraisal, the buyer will miss their closing date every time.
It is no different than buying an existing home. As long as the request is not in direct conflict with codes, the builder will usually make requested repairs. They are VERY easy to work with.

They are brothers. They VERY close with each other, but their businesses are entirely separate. They do not build the same floor plans as each other.
If you want to check on progress, please go on SUNDAY. Monday through Saturday the street is full with sub-contractor vehicles and trailers.
When the home is ready, Georgia will notify your Realtor that the home is ready for you to go through the home and mark the areas that need attention with Blue Tape. We will leave blue tape on the kitchen counter for you. Your Realtor does not have to be with you. No one will be meeting you. You will be doing this on your own.
You do need to let us know when you are going so the super can unlock the door. You will be given 1 hour, then the home will be locked.
